GMC Properties Corporation is seeking a Community Manager within the Bethany/Portland (97229) area or Aloha (97078) area with opportunity to oversee up to 215 units.

General Position Summary:
As a Community Manager, you will work in tandem with maintenance in maintaining all phases of the daily community operations of leasing, accounting, marketing, administrative tasks and maintenance overview.
Essential Functions/Major Responsibilities:
Answer prospect/resident communications via phone, email and in-person
Follow-up with prospective residents on a daily basis
Tour apartments/community and consistently convert tours to executed leases
Prepare move-in documentation
Accounts Receivable/Accounts Payable: Complete both functions with consistent accuracy.
Conduct move-out inspections and submit Security Deposit settlements timely
Monitor and issue lease renewals
Issue necessary notices to residents
Contribute to marketing strategies to generate traffic, maximize rents and retain quality residents
Post daily Craigslist ads
Minimize vacancy, delinquency, bad debts, and any other related losses
Shop competitive apartment communities and complete monthly market survey
Supervise and work in tandem with your Lead Maintenance Tech
Monitor, coordinate and follow up on resident maintenance requests
Apply Landlord Tenant and Fair Housing Laws to daily functions
Ensure the Leasing Office is maintained in a clean and orderly manner
Other duties as assigned by your supervisor
Supervisory Responsibility:
This Community Manager supervises the Maintenance team.
Interpersonal Contacts:
Continuous contact with prospects, residents, staff and vendors
Ability to communicate in writing, orally and electronically in a clear, concise and positive manner
Specific Job Skills:
Strong customer service and leasing skills
Marketing and sales knowledge
Strong computer skills along with a mathematical aptitude
Ability to deal with adverse situations
Ability to operate standard office equipment
Ability to stand, walk, or sit for extended periods of time
Ability to walk the community and vacant units on a daily basis
Ability to climb stairs
Ability to drive a golf cart
Ability to perform cleaning activities using cleaning solutions
Education and/or Experience:
High School Diploma or GED is required
Job Conditions:
Office environment with frequent exposure to weather conditions for showing apartments and conducting property inspections
Ability to work overtime or unscheduled hours as required (Community Events, Occasional On-Call Possibility, Potential Extended Office Hours to Fulfill Leasing Needs, all would be pre-discussed and planned)
